 Cranford Schools The combination of a dedicated teaching staff and a committed community once again has resulted in Cranford High School securing a place in the "Top 75 High Schools in NJ" by New Jersey Monthly magazine. Cranford School system consists of six elementary, two middle schools and one high school. Within the community there are also a variety of private, parochial and preschools available. The average class size is only 20 students with a student to teacher ratio of 9.2 to 1. An impressive 45% of the faculty and staff hold a Masters Degree or higher. Cranford's superior educational system continues to meet the needs of all of its students. The proof is in the multiple awards and recognition that the schools receive district wide. In 2003 two of the Cranford High School's innovative programs were the recipients of the "Best Practice Award" from the New Jersey Department of Education. It was the third year in the row the school had earned the awards. In addition the State Department of Education named Cranford High School as a 2002-2003 New Jersey Star School. Most people assume that when a real estate deed is signed, it is effective. However, there is one more essential part of the process. Even if a deed is properly executed, it is not effective until it has been delivered to and accepted by the buyer. This can sometimes create bizarre results. Here is an example.
An elderly man properly signed, sealed and acknowledged a deed to his nephew and placed it in an old tin box in his room, where it was discovered shortly after he died. The nephew lost a contest with other heirs over the property because the deed was not delivered, and therefore, was not effective at the time of the old man's death.
Until the deed is delivered, the title remains with the seller, who could change his mind at any time and destroy the deed. But once the deed has been properly delivered and accepted, the title passes and cannot be revoked. Thus the old, old saying: signed, sealed (and notarized) -- and delivered.
