Tips for Sellers

Stage your home. Many salespeople will tell you to get rid of the clutter, clean and make sure your lawn is manicured. I think it’s important to ask yourself, “When a buyer walks through the front door of my home, how will they feel?” The ultimate goal is to make your home beautiful, easy to live with, but most of all, it should be comfortable. Ideally, the buyer should feel at home, like they want to sit and stay awhile. Recognizing how critical a trained eye can be to accomplishing this end, I go the extra mile by hiring a professional decorator to examine key areas of your home and rearrange furniture and accessories to maximize the presentation of your home. In addition, I hire a professional photographer to provide magazine quality photos of your “perfectly staged home” for property brochures, newspaper ads, and all my internet sites. Ask my satisfied sellers how this has helped them to get more money and a quicker sale.

Establish a Marketing Strategy. Choose a realtor who has proven track record and a marketing plan. Many sellers fall into the trap of listing with the salesperson who gives them the highest suggested asking price (in the trade this is called “Buying the Listing”) or the lowest commission (Let’s face it, if they are not a strong negotiator for themselves, how will they do when an offer comes in on your home?). Most often these two options can put less money in your pocket.  The marketing of your home is a complicated and delicate process that requires a complete understanding of not only the current marketplace, the latest marketing techniques but also of your personal goals and needs. I will walk you through the process work with my clients to formulate a plan that will meet their objectives by bringing in the most qualified, serious buyers willing to pay the highest price for their home.
