Some of the most important marketing is done behind the scenes before your home hits the market. I call this Pre-Marketing. Once you have decided to list your home with me and the powerful Coldwell Banker East, a whirlwind of activities ensue. 


The first order of business is Staging your home to sell! I know, it sounds intimidating! But it actually can be a lot of fun. First and foremost, I will need you to declutter and organize. Then I will introduce you to my professional Stager who will tweak your furniture arrangement, help arrange your collections and make other valuable suggestions to make your home more marketable. Our goal is always to get you the most money in the shortest period of time. The Right Stager = More Traffic.

Professional Photography

Next, comes the Professional Photography. The right lens, the right lighting the right artist to be able to showcase your home across the Internet so that Buyers want their Realtor to include your home in their showings. The Right Photographer = More Traffic. 

Pricing Strategy

We have to recognize that Pricing is not a science, no two homes are alike and timing has a lot to do with the value. To price a home, we are trying to predict what a buyer will pay in this market. Correct Pricing is essential to the Marketing of any home. Properly positioning your home based on the most recent buyer behavior will be critical to our success. Together, we will review the recent comparable sales. Additionally, after the Staging is completed, I will schedule a Pricing Team Walk-Through. The availability of your home will be brought to the immediate attention of the 80+ Associates within Coldwell Banker Westfield East & shared with the 80+ associates in the Coldwell Banker Westfield West Office. This creates a true sense of urgency as the agents contact their existing buyer clients to let them know about our exciting new inventory.

Office Caravan

Scheduled for the first Wednesday morning. The agents from our office will be inspecting your home and providing valuable feedback on our positioning of the property. 

Yard Sign

(Client Option) With your permission, a distinctive Coldwell Banker sign will be placed on your property. This will alert prospective buyers admiring the neighborhood as to the availability of your home.

Internet Promotion

Your home will be listed on the top internet sites as soon as it goes into the multiple listing system. National statistics indicate that over 90% of all home buyers begin their search online.

Direct & Digital Mail

An announcement of the availability of your home will be sent to the immediate neighborhood and to specific target groups by both regular mail (“Just Listed” cards) and electronically via email to existing client bases (eCards)

Multiple Listing Service

On an agreed upon date, the listing of your home will be submitted to the Multiple Listing Service, exposing the property to all Realtor members. Other agents will then have an opportunity to introduce buyers to the property. Showing instructions and the application of an electronic lock box will be made part of the listing.

Open House

Broker  Open House event will be scheduled for your home. You need NOT be present. This allows other agents to preview the property for their clients at a prescribed time, eliminating inconvenient appointment through you.

Public Open House event will be scheduled for Sunday. Hours generally run from 1pm til 4 pm.
